We offer lease options where you can move into the home without you having to qualify at a bank. We work with you on your credit while you lease. At the end of your lease, you will get a mortgage. A typical lease is 12 months.

How Much Down Payment Do I Need?

We are very flexible with down payment. We can offer you many options, and we will always do our best to work with whatever funds you have available.

Do You Offer Down Payment Assistance Programs?

Yes we do. A lot of times if you are a bit short on down payment we can set up a monthly payment plan spread out over 3-6 months.
What Other Methods Of Down Payment Are Accepted ?

Unlike most lending institutions, we accept borrowed funds for closing. If you have a close friend or relative willing to lend you money for your down payment you can use that in our program. You may also be eligible to withdraw or borrow from your 401K to purchase a home without penalties. You may also use credit card cash advances or loans..

What Is The Interest Rate On Your Homes?

We are flexible with our terms to meet your needs. Typical interest rates range from 6 % to 9.5%. Your interest rate will be determined at the time you purchase the home. The interest rate will vary dependant on your credit at the time of your loan and what the interest rates are at that time. Applications are necessary to verify income and employment.

I Love The Home, What Is The Next Step?

All we need is your application. We set up an appointment with you for the application process. We will pull a credit report, give you a copy and go over a budget with you. The cost of the application process is $50 at the time of the appointment. We will then contact you within 24 hours once we verify income and employment. Please keep in mind that our homes sell quickly so time is of the essence.

I want this home, can I save it?

Our homes sell very quickly. You can make a small non refundable deposit now to save the home. We can save it up to 2 weeks while you collect the rest of the deposit and rent. Once you put a deposit down, no one else can on that home.
